What Should Be on My HVAC Maintenance Checklist?

If you live in South Bend, IN, you already know how hard your HVAC system works. Winters here are no joke — and summers aren't far behind. The difference between a system that lasts 15+ years and one that dies at year 8 usually comes down to one thing: regular maintenance.

Whether you're a first-time homeowner or just tired of unexpected repair bills, this HVAC maintenance checklist gives you a clear picture of what needs attention and when.

Why an HVAC Maintenance Checklist Matters

Most HVAC failures don't come out of nowhere. They build up — a clogged filter here, a dirty coil there — until the system finally gives out, usually on the coldest night of the year. A consistent maintenance routine catches small problems before they become expensive ones and keeps your energy bills from creeping up season after season.

In South Bend, where temperatures can swing from single digits in January to the 90s in July, your system is under near-constant load. That makes maintenance more important here than in milder climates.

Monthly HVAC Maintenance Tasks

These are the quick checks you should do every 30 days:

• Replace or inspect your air filter. A clogged filter forces your blower motor to work harder and reduces air quality throughout your home. Most standard 1-inch filters need replacing every 30–60 days, especially if you have pets or anyone with allergies.
• Check your thermostat settings. Make sure it's reading correctly and that the schedule is still set the way you want it.
• Listen for unusual sounds. Banging, rattling, or grinding at startup are early warning signs worth noting.

Seasonal HVAC Maintenance Checklist

Spring (Before AC Season)

• Clean or replace the air filter before you flip on the AC for the first time.
• Clear debris from your outdoor unit. After a South Bend winter, leaves, dirt, and sticks can pile up around the condenser. Keep at least 2 feet of clearance on all sides.
• Check refrigerant levels. Low refrigerant means weak cooling and higher energy use — this one needs a licensed tech.
• Test the system before you actually need it. Run it on a mild day so you have time to get a repair done if something's off.
• Inspect condensate drain lines. Algae and clogs here can cause water damage and humidity problems inside your home.

Fall (Before Heating Season)

• Inspect your furnace or heat pump. Turn it on before the first cold snap to make sure it fires up properly.
• Test carbon monoxide detectors. Every home with a gas furnace should have working CO detectors — check batteries and test the alarm.
• Check your heat exchanger. Cracks here are a serious safety hazard. This is something your HVAC tech will look for during a tune-up.
• Seal leaks around windows and doors. Not strictly HVAC, but it directly affects how hard your system works and what you pay each month.
• Bleed your radiators if you have a hot water heating system — trapped air reduces efficiency.

Annual Professional HVAC Maintenance

Some things on the checklist aren't DIY. A licensed HVAC technician should inspect your system at least once a year — ideally twice, once in spring and once in fall. During a professional tune-up, a tech will:

• Inspect and clean heat exchanger and evaporator coils
• Check electrical connections and test capacitors
• Measure refrigerant charge and check for leaks
• Lubricate moving parts
• Verify gas pressure and burner operation (for gas furnaces)
• Test system efficiency and airflow

This isn't just preventive maintenance — it's also required by many manufacturer warranties. Skipping annual service can void your coverage.

HVAC Repair vs. Maintenance: Know the Difference

Maintenance is scheduled. Repair is reactive. The goal of a solid maintenance routine is to reduce how often you're in repair mode. But when something does break — a failed capacitor, a cracked heat exchanger, a refrigerant leak — don't wait. In South Bend's climate, a broken system in January or July isn't just uncomfortable, it can be dangerous.
